Who owns the properties for sale on this website?
A. All properties listed on our website are owned by us, unless otherwise stated. We are constantly searching for great parcels of land to add to our portfolio.
What is a Warranty Deed?
A. A warranty deed is a type of deed where the grantor (seller) guarantees that he or she holds clear title to a piece of real estate and has a right to sell it to the grantee (buyer).
Are mineral rights included?
A. Mineral rights are not included.
What is the property zoned?
A. We strongly suggest that you check with the county for zoning status.
Does the property have utilities?
A. The properties we sell do not have utilities unless otherwise indicated in the description.
Is the property staked or surveyed?
A. Land2roam.com normally does not incur the cost of a new survey so we can pass the savings on to our customers. If we have surveyed the property this will be noted in the listing and provided to you upon request.
Are there any liens on the properties?
A. Most properties offered for sale on this website have no liens against them. However, once the property is deeded to the purchaser, any such lien will be paid off prior to deeding so the buyer receives free and clear title with no liens.
Should buyers personally inspect property before making a purchase?
A. We highly recommend every buyer inspect each property and perform all of their due diligence before entering into a contract.
How long does it take to get my paperwork and to be the official owner?
A. We mail the paperwork within 7 business days of receipt of payment and ownership transfer information. Once you receive the paperwork you are officially the owner. You will still need to record the deed. We will provide you with the information you need in order to get this done.
What if there is a problem such as the paperwork or deed gets lost?
A. We guarantee each piece of property that we sell. We will address any issues promptly.
What do you do with my document processing fee?
A. The document processing fee takes care of the following items: Deeds, contracts, and shipping and handling. The processing fee is $299.00 for us to prepare all of the legal documents required for the land contract.
Can I buy from you even if I live in a foreign country?
